REITs outperformed the S&P 500 (SPY) over the century so far, with the S&P 500 outperforming over the past decade. I have far more money in the S&P, but like some REIT exposure for diversification. I invested in the Roots Fund, a private REIT portfolio of single and multi-family residential rental properties in Georgia because I like their model of giving their renters access to equity in return for being good renters in a hybrid model between renting and owning.

Caveat
Roots performed well so far but has only about a half decade of history.
Conclusion
I have not yet concluded that this is worth a more significant investment but am happy snatching up their regular promos for bonus equity. You might want to do the same, starting with the $25 for investing a first $100. This appears to be repeatable monthly for a total of a $1,500 annual investment costing $1,200.
